The Appraisal Process - AGRI-APPRAISAL, LLC

1) Requesting an Appraisal

You may request an appraisal or free estimate to be completed by Agri-Appraisal, LLC by submitting the "Request an Appraisal" form on this site. You will be contacted shortly after submitting your request to discuss your appraisal request in more detail and make arrangements to perform the appraisal. 2) Appraisal Agreement

The "Appraisal Agreement" states the specific contract of services agreed upon by both the client and the appraiser. The agreement contains the following details to be agreed upon before an inspection and appraisal is performed:

  • Purpose of the Appraisal
  • Intended and Authorized Users
  • Description of the Property
  • Location of the Property
  • Date of the Inspection
  • Appraisal Fees
  • Payment for Services

3) Appraisal Inspection

The appraiser will conduct a physical inspection of the property and gather the following information:

  • Accurate Count and/or Inventory of the Property
  • Property Details Such as Age, Weight, Make, Model, Serial #, etc.
  • Determine the Quality, Condition, General Health, etc. of the Property
  • Copies of applicable Health Papers, Pedigrees, Mechanical Insp, etc.
  • Take Photographs or Videos of the Property
  • Gather Any Other Pertinent Information

4) Research Comparables

The appraiser will conduct research to find actual relevant sale values of comparable properties to assist in establishing an estimation of value of the property that is the subject of the report.

Definition: Comparable Property

Property that is similar in quality and condition to the property being appraised that has been sold in similar and relevant markets under similar market conditions, and in a relevant time.

Comparable property sale values are utilized as a relevant estimation of value when conducting an appraisal. Comparables reflect an estimation of what the property in the report would hypothetically sell for in a relevent market if required to be sold.

5) Completed Appraisal

The appraiser will write a detailed and professional appraisal report that conforms to USPAP and contains the following information:

  • Description of the Property Market Value Defined
  • Estimated Value of the Property by Classification
  • Intended Use of the Appraisal
  • Purpose of the Appraisal
  • Intended & Authorized Users of the Appraisal
  • Assumptions & Limiting Conditions
  • Photographs and/or Video Documentation
  • Copies of Pedigrees, Health Papers, Mechanical Inspections, etc.
  • Other Additional Supporting Documentation
  • Appraiser Certification
  • Appraiser Qualifications
